They offer stylish, contemporary, and secure living environments within this coveted coastal community, with one-bedroom apartments starting from $648,000.
As a nod to its proximity to the ocean, the prominent triangular site at 109 Te Oneroa Way has been maximised with a nautically inspired design, with the three striking buildings named Helm, Sail and Keel respectively. The vision for Genoa was brought to life by renowned New Zealand-owned developer Templeton Group, with the help of Terra Consultants, Blackbox Architects and Macintosh Harris Design.
Bold architecture, solid construction and an inspired palette of materials enhance Genoa’s exceptional appeal, with light-filled interiors showcasing natural-hued décor, spacious, well-thought-out layouts, modern appliances, and LED lighting. The residences are pet-friendly and first-time apartment dwellers can rest assured that all acoustic rated areas will be built to the highest code standard, ensuring soundproofing between units.
From Genoa, it is just a 2-minute walk across the bridge to Long Bay Village. This newly built architecturally designed hub caters to all daily needs, with a New World supermarket, bakery, gym, chemist, physio, dentist and acupuncturist and a wide choice of eateries including cafes, restaurants, and bars, all within strolling distance from home. Excellent public transport is available when travelling farther afield, with buses leaving for Albany every 30 minutes with the NX1 express connecting straight into the City via the Northern Busway.
Genoa residents will also be able to enjoy the glorious Long Bay Regional Park right on their doorstep. The kilometre-long golden beach and reserve provide the perfect spot for all-year-round fun and recreation, complemented with local bushwalks, cycleways and the Long Bay-Okura Marine Reserve for diving, snorkelling, boating, and kayaking.
Completion of Genoa is expected in 2022, with a deposit of 10% required to secure one of these architecturally designed apartments by the sea.

Nerita is Long Bay’s most exciting new residential development – 28 multi-level, freehold terraced homes that celebrate life by the beach. Led by Templeton, the residences are divided into four buildings and have been architecturally-designed by Jennifer Hanson of A Studio Architects. Nerita means ‘from the sea,’ and it was the ocean that Jennifer used as the inspiration for every element of these high-quality homes.
Each has been thoughtfully considered and cleverly planned as a warm, contemporary, light-filled haven, surrounded by great indoor/ outdoor living spaces. There is a choice of six different layouts at Nerita, which have been designed to accommodate all kinds of living requirements and life stages. The larger homes have four bedrooms and two bathrooms, others have three bedrooms, or two plus a versatile study. All have either a garage or at least one carpark right outside the door. With another recent local development, Long Shore, completely sold out, Nerita is sure to garner immense interest from buyers who wish so start their dream lifestyle by the beach.
Slightly elevated on a gentle slope above Vaughan’s Stream and Long Bay Regional Park, homes at Nerita shelter in a natural amphitheatre, basking in the warmth of the northerly sun. The development is nestled in a peaceful setting, back across the bridge from the village, yet the sand, surf and shops are just a moment’s walk from home. Long Bay is one of Auckland’s most unique locations, where residents enjoy direct access to the kilometre-long golden beach and extensive reserve, filled with barbecue sites and picnic tables. Long Bay-Okura Marine Reserve also provides great diving, snorkelling, boating and kayaking.
The architecturally-designed village is filled with cafes, bars and restaurants and is well-connected by public transport to the rest of Auckland – buses to Torbay, Albany and the city leave every half hour. Children’s education is well-catered for, with Long Bay Primary and Long Bay College within walking distance.
Nerita’s building designs showcase three distinctive moods, all inspired by the magnificent coastal environment, and are enveloped within beautiful native landscaping. The central units have direct access to a landscaped garden to enjoy a shared open space in the heart of Nerita. With many professionals now requiring the ability to work from home, layouts offer flexibility, plus superior acoustic performance ensures sound-proofing between residences. All feature high-end inclusions and premium, bespoke finishes, quality appliances, engineered stone bench tops and well-designed bathrooms.
Nerita has been brought to life by Templeton. Templeton is a property developer that creates places for people, their families and lifestyle. He’s an opera singer who’s enjoying big success internationally, so it’s not surprising that acclaimed Wagnerian tenor Simon O’Neill, a self-described “big-person”, also lives in a very big house.
He and his wife, barrister Carmel Walsh, bought their 1920s Birkenhead bungalow in 2007 and since then they have practically doubled it in size. “It needed to be very clean and dry, as I am asthmatic,” says Simon, who grew up in a lovely, but draughty Canterbury villa.
Their renovations at Maritime Terrace have included putting in insulation on both levels and installing American oak flooring throughout. Essentially, the property presents as two homes, one on each level, and both are fully equipped, with individual, contemporary kitchens.
On the lower floor there’s a bedroom plus an office library, which could be a further bedroom. A kitchen, hallway and bathroom plus internal garaging complete this level’s features.
“We recently bought a Tesla, and luckily it fitted into the garage very well, along with our Mini Cooper,” says Simon.
On the top floor lie another three bedrooms, an extensive lounge, living and dining space along with two bathrooms and cleverly placed decking which seamlessly links the property with the water.
The home’s interior —was heavily influenced by homes they had, living in the United States, while Simon was studying in Manhattan, then performing with New York’s Metropolitan Opera.
“We just love that American-style generosity of space,” he says. “And Carmel is probably the most design-focused of us both.”
Her keen love of interior design has helped create an atmosphere which invokes the crisp, tweedy flavour of Ralph Lauren, while nodding to classic Nantucket nautical style; given the property’s waterfront location, with riparian rights and fabulous views of boats bobbing about on Waitemata¯ Harbour.
Simon says their family (he and Carmel have three children), tends to live downstairs in summer because it’s cooler and has easier access to the beach and the recently installed infinity container pool, while upstairs is definitely more cosy during winter.
“Before Covid-19, we used to have lots of overseas visitors and the layout of this place made it easy for them to be independent and self-contained.”
After unexpected, but appreciated time for talking, during lockdown —thanks to cancelled performances overseas —Simon and Carmel decided they needed anew challenge and now have their eyes set on another exciting project, nearby.
Whatever happens, the acoustics in any new bathroom will need to be excellent. “I have been known to practice in the shower,” says Simon. “It’s very important that an opera voice is always singing!”
Jordan Selwyn from Harcourts, Milford, says that this is one of the most exciting properties he’s marketed. “Yes, in one way it may seem like two distinct homes on two levels, but when you’re in there, it all works perfectly as one. “I imagine the purchaser could be somebody without enough time to commute each week from a city property to a northern hideaway. “In this case, every time you come home will feel like embarking on a holiday so you’ll always have the best of both worlds!”
