Todd Cooper’s biggest buzz comes from achieving an awesome result for clients.”That may be a huge auction with multiple bidders that exceeds the reserve price by a substantial amount, or a difficult or unique home that offers up some obstacles and challenges. I am one of those agents that doesn’t mind the ‘hard ones,” he says. Working directly with people is his favourite thing.

“From commercial jet boat driving for Shotover Jet some years ago to managing people,  I enjoy the variety and challenge. A sense of humour is a must in this industry. We have a lot of fun along the way, which is super important.”

Time flies when you’re having fun and while Todd has been in real estate for two decades, it certainly doesn’t feel like it. “I’ve always wanted to work for myself. Big hours and energy are required, however, it can return big rewards and flexibility if you work smart.” Todd sees the real estate market on the coast growing solidly over the next 10 years.

“We see now the development out Milldale and beyond. The demographic is changing with a lot of younger families now moving into the area.” He’s lived on the coast for the past 20 years and still loves the relaxed vibe and coastal living. “It’s such an awesome location for our family.”

When he’s not working, Todd is a self-confessed “golf tragic”. “When time allows, I like to get out and have a hit. Hopefully I’ll also be able to fit in a bit more travel now with the family, although the kids are now adults. My daughter has just started her OE and is finishing the final semester of her law degree in the Netherlands. My son is eight months into his electrical apprentice working for a local company on the coast and loving it.

On market challenges
“The market has changed and owners need experience and a top negotiator to navigate them through the process to achieve an excellent result. The days of FOMO (fear of missing out) have gone and we have just moved back into a normal market.”

Todd’s advice to sellers
“Make sure the marketing targets the right buyers. Look to someone who has a proven track record, someone who is realistic and tells it how it is. Someone who keeps you informed throughout the process is key. Trust is crucial, so look for an agent who has the ability to move with the market. Someone who can pitch to the correct market for your home is paramount. It’s also super important to find someone you’re comfortable with.”

Top tips for buyers
“If you can satisfy 7/10 of your needs and wants, seriously consider it. If you see something that ticks 8-9/10, then go for it! The absolute perfect property doesn’t exist.”
