Every home has a personality, Katie Klingler believes.

And finding the right buyer is all about marketing your home’s personality to the owners who’ll fall in love with that unique mix of attributes.

“My experience in digital marketing, along with my energy and enthusiasm have made a huge impact on my career. When you list with me, we create a tailormade marketing program to get your home in front of its niche market,” she says.

Coming from an administration background has also strongly infludenced Katie’s real estate career.

“I’m extremely systems and details based. I strive to make what could be a stressful experience as streamlined and pain free as possible while also educating my clients about the process of buying or selling.”

After four years in real estate administration, she transitioned into a sales role a year ago.

“I moved to New Zealand from the USA in 2015 and I now call Matakana home. I started my career based in Warkworth and have recently moved to the Matakana office to be in the sweet village where I live. There is something special about Matakana. Perhaps it’s the fresh country air, the artisanal food and award-winning wine or the famous Matakana Village Farmers’ Market, all just 45 minutes from the Auckland Harbour Bridge, yet a world away.”

One of her favourite things about real estate is meeting people.

“Real estate is all about people and relationships. I enjoy finding out about people’s lives and their families. The best feeling is helping people reach their property goals; finding their dream home, in their dream destination. There is no better feeling than watching an excited family move into their new home whether it be downsizing or upsizing.”

“The biggest challenge that I am seeing in the market at the moment is that people are scared. They are listening to the media and it sounds scary: There are interest rates on the rise, longer days to sell, building prices rising and material shortages. All this doom and gloom, it scares people. It makes things sound a lot worse than what we are actually seeing in the market up here.”

The good news is, many homes are still selling under the hammer at auctions, she says.

“We’re seeing buyers looking for a home to buy but not having many listing options to choose from. We are doing appraisals and people are worried about listing, unsure of what might happen. We have buyers looking for property, don’t be scared – just call me and I will help you through it”!

Katie suggests taking what you read about the real estate market with a grain of salt.

“Sometimes the facts in the city centres aren’t the same as in the provincial towns. Let me share the stats with you that we are seeing in this area, show you some recent sales via auction, share what my buyers are looking for and show you the average sale price versus RV up here. Then you’re armed with what we’re seeing up here and knowledgeable about the current trends in Rodney.”

When you’re thinking of selling your home, be sure to choose an agent that brings energy and people skills to the experience, Katie says.

“Find someone who isn’t afraid to ask those hard questions: this will impact your selling and negotiation process immensely. It’s important to also understand each step of the selling process, an agent with strong systems and processes will eliminate unnecessary stresses and help make the process more comfortable, understandable and streamlined. Be sure to ask your next agent: ‘show me your systems and processes: how will you streamline my sales process and make this easier for me?’ and,  ‘do you have checklists to help me prepare my home for selling?’ This will let you know if they’re an organised and prepared agent or not.”

Katie believes now is the time to buy in Rodney.

“Don’t wait, Rodney is in growth mode! The motorway is going to be completed to Warkworth next year, the Matakana link road is well under way, developments are happening everywhere around our area. Would you prefer to sell now in isolation, or later in competition?”

Matakana is growing. What we know now as a 60 minute drive to Auckland CBD will very soon be a thing of the past, Katie believes.

“With the motorway and Matakana link road finishing, the ease of commute from work to home or the time to get to the bach will be a breeze. This will grow our community immensely. We’ll see an increase in families moving to the area and building homes, attending schools, participating in sport, and enjoying the area.”

In her free time you will find her enjoying the outdoors.

“Fishing, hiking, swimming, bike riding and running are all things I love to enjoy with my family and friends. My fiance and I enjoy being a part of the Warkworth game fish club and love meeting all the avid boaties in the area. I love sponsoring fishing competitions and competing in them myself.  I live in Point Wells and love the connection with the ocean and the outdoors in our great little community- I hope to see you around the neighbourhood!”
