This brand-new Greenhithe retreat is a showpiece of design excellence, freshly rebuilt to offer four bedrooms, three bathrooms and three living areas.

The owners have lived at the address for the past 16 years loved every aspect of the property – way the sun floods in all day, the well-separated, single-level living, the pool and the fact it borders Orchard Reserve. As their kids grew up they looked for a new, more modern property, but couldn’t find anywhere they loved more than their Waipuia Place sanctuary. So they decided to start fresh and not just renovate, but completely rebuild the house on this magical site.

They employed a highly-qualified, specialist team to bring their dream to life, including architect Tim Russell from Designate and QPC Builders.  Together they have crafted a truly Zen retreat – a dramatic black vertical cedar house with a pitched roof, sprawled across one level for fantastic family separation.  Every last element has been expertly conceived and masterfully executed, with the exemplary level of construction and interior finish clear from the moment of entry. It comes with a 10-Year Master Builders guarantee that will be transferred to the new owner in full.

A black electric gate protects the property, which leaves absolutely nothing visible from the road. There’s space for several cars to be parked off-street within the private compound, complemented with the carpeted, double internal garage. Wide stone pavers arrive up to the front door, which opens into the warm and inviting, incredibly stylish residence. The interior palette, made up of Engineered Oak flooring custom-made in Italy, black joinery and white walls, is offset by the greenery of the gardens and reserve outside. A significant ceiling stud and overheight doors enhance the feeling of space, with additions like sensor lighting, ducted heating and A/C, a video intercom and security system making life all the more comfortable and easy.

The open-plan kitchen, dining and living room has large glass stackers connecting it seamlessly to the outdoors and is warmed by a large gas fireplace in winter. The kitchen is a bespoke Marton Lee design and features a dark granite waterfall-style island, high-quality appliances, a scullery and smoked glass splashback. The streamlined Blum cabinetry is all soft-close and there’s a normal oven, steam oven and warming drawer.

Light filters into the covered alfresco living area via the peaked skylight, with an outdoor fireplace perfect for summer evenings. Purpleheart timber decking steps down to the oversized swimming pool and spa complex, with the rushing water feature creating a soothing soundtrack.

A double-sided gas fireplace also warms the separate lounge, which is adorned with feature wallpaper. This is also found in the guest powder room – a playful designer touch against the sleek monochrome theme of the key aesthetic. The parents’ retreat is luxury personified, with plush carpets, two wardrobes, outdoor access to the deck and a fully-tiled ensuite with bath and double shower. The guest room is also located in its own wing, which has a bathroom, generous proportions and its own deck.

Clever design sees the kids’ wing well-separated from the adults and also enjoys its own outdoor living. Glass double doors open into the office area, which makes the ideal computer nook or study space. There’s another lounge down the hall, plus two bedrooms that share a bathroom with freestanding bath.

Every aspect has been curated and customised for a truly bespoke and luxurious family living environment within this Greenhithe family sanctuary.
